SECURITY/DAMAGE DEPOSIT: A valid credit card number or check/money order sent two weeks prior to arrival in the amount of $300.00 is required to confirm your reservation. At check-in, the deposit automatically converts to a damage deposit and is NOT applied to rent. This deposit is refundable within 14 business days after departure providing there has been no damage to the unit or its contents. If you opt for our $49.00 Damage protection it will cover $3,000 dollars in damage protection and the $300.00 will be applied towards your rent.
There is a ONE-TIME CLEANING FEE (plus tax) charged upon departure. There is a ONE-TIME SANITATION FEE of $35 to cover additional cleaning to reduce risk of COVID-19. Tenant is required to place all garbage in the trash chute, place all dishes in dishwasher and start cycle, strips beds of linens, lace all dirty towels, wash clothes etc. in one area. If a rental unit is left in a filthy condition and/or the check-out procedures are not followed, the tenant named on the reservation will be billed a double cleaning charge.
All keys must be returned to the check-in office or left with security. Your account will not be charged unless one of the above mentioned items has occurred, or you do not follow our cancellation policy.
Please report ANY DAMAGES IN YOUR UNIT IMMEDIATELY UPON CHECK-IN; Otherwise, it may be deducted from the security/damage deposit. If damages exceed the amount of the security deposition then it must be pursued through an attorney, or if litigation ensues, you will be responsible for attorney's fees in addition to other damages recovered by Agent.
WINTER SPECIAL guest deposits will be returned once we receive all utility bills for the rental period (This could take up to 45 days from departure). Please make all checks payable to Moonspinner Condominiums Association, Inc. Winter Specials (3/4/5/6 Months) Rental Electric Allowance is $50/2 bedroom and $75/3 bedroom per month.
CANCELLATION POLICY: Cancellation - A $30.00 CANCELLATION FEE is applied for ALL cancellations that occur 14 Days prior to their check-in date. Any cancellation done 14 days prior to the day of check-in date will be charged the CANCELLATION FEE of $300.00. The Fee will be charged on the credit card or deducted from the $300.00 deposit given at the time the reservation was made. MONTHLY RENTALS must cancel sixty (60) days prior to arrival. NO REFUNDS OF RENT OR DEPOSIT FOR EARLY DEPARTURES OR CANCELLATIONS DUE TO INCLEMENT WEATHER.
IF THERE IS AN EVACUATION OF THE PROPERTY DUE TO CATASTROPHIC STORM THE DAILY AND WEEKLY RATES WILL PREVAIL FOR THE DURATION OT THE ACTUAL OCCUPIED STAY.
PAYMENTS: Please make payment in the form of traveler's checks, cashiers' checks, money orders, Visa, Master Card, or Discover. All checks/money orders need to be mailed at least 14 days prior to arrival date so that payment can be verified. The mailing address is as follows:

Any advanced payments will be FULLY REFUNDED if reservation is canceled. Only charges due to cancellations will be a cancellation service fee of 30.00 if applicable or the forfeiture of security deposit if applicable (see cancellation policy for details). Confirmed reservations are firm through expected arrival/departure date. Winter Special guests (2-6 months) are applicable to same payment policy as none winter special guests. All rentals of less than six (6) months (181 nights) are subject to sales tax. Rates, taxes and cleaning fees are subject to change without notice.
LOST KEY: There will be a $50.00 charge for any lost or unreturned key for 2 & 3 bedroom condos & $85.00 charge for penthouse keys.
RESTRICTIONS: The MAXIMUM number of guests is limited to: SIX (6) in a two (2) bedroom unit and EIGHT (8) in a three (3) bedroom unit REGARDLESS OF AGE. All properties require a three (3) night minimum during "peak" season for advance registration. All guests must be registered at the office. Management retains the right of eviction for units occupied beyond capacity. Unregistered Guests are a violation of Florida Statute #509.
CHECK-IN/CHECK-OUT: Check-in time is after 4:00p.m. Central Time. Please schedule your arrival accordingly. For those arriving after office hours, you will register with Security. Check-out time is BEFORE 10:00a.m. Prior approval of MANAGER must be secured for late check-out; otherwise, an extra days rent will be charged.
SUB-LEASING IS PROHIBITED: Violation of this rule will result in eviction and/or revert back to weekly rate.
PETS: Pets are NOT allowed in any rental unit. Animals prohibited in parks and beaches. (Code 1973, Sec 5.5) It shall be unlawful for any owner or other person having charge, care, custody or control of an animal to cause, permit or allow any such animal into or upon any public park of the sand beach areas between the waters of the Gulf of Mexico and the Coastal Construction Line established by the State Department of Environmental Protection. This section shall not apply to any dog trained to aid disabled or handicapped persons, when any such dog is actually being used to assist any such person.)
REQUESTING SPECIFIC UNITS: Management will strive to comply with all reservation request for specific units. However, due to owner changes, removal of units from the rental program, or mechanical problems, WE CANNOT ABSOLUTELY GUARANTEE a specific unit or bedding. All units have heating/air conditioning. We cannot guarantee these or other appliances. We will do our best to have any malfunction repaired as soon as possible.
NO SMOKING: SMOKING is prohibited inside of the units, walkways, stairways, balconies, grilling areas and the pool deck! If there is a smoke smell in the unit upon departure you will forfeit your deposit or pay an additional $300.00 for carpet, furniture and draperies cleanings. Smoking is only permitted at our designated smoking areas.
AGE REQUIREMENTS: Our vacation rentals cater to the family. We cannot accept reservations for vacationing students. Young singles, under the age of 25, unaccompanied by a parent, will not be permitted to register and will be subject to forfeiture of deposit. Should the accompanying parent not remain with the young singles throughout the entire reservation period, eviction & forfeiture of rents and deposits paid will occur. Any reservation obtained under false pretense will be subject to forfeiture of deposit and the party will not be permitted to register.
NOTICE TO GUESTS: Moonspinner property is privately owned and the right is reserved to refuse service to anyone. The management further reserves the right, at all times, to terminate the tenancy of a guest for reasons the former shall deem objectionable. If you are evicted from the unit which you are renting for failure to abide by the rules of the condominium, or for any other reason, you will NOT be entitled to a refund of the rents paid in advance and you will be responsible for damages to the unit or condominium property caused by you or your guests.
DAMAGE OR LOSS/THEFT: Moonspinner assumes no responsibility for any loss or theft of guests' personal property, OR personal/recreational vehicles.
In order for everyone to have an enjoyable stay at Moonspinner, we suggest that you read the following guidelines carefully and comply as closely as possible. PLEASE BE CONSIDERATE OF OTHER GUESTS AND OWNERS.
POOL SAFETY: POOL HOURS: 8:00 a.m. - 11:00 p.m. As there are no lifeguards on duty, for your safety, we request you observe the posted Pool Rules, which forbid diving or jumping. Glass containers of any kind are forbidden inside the fenced pool & hot tub areal - PLEASE OBSERVE ALL RULES POSTED AT POOL. NO LIFEGUARD ON DUTY - SWIM AT YOUR OWN RISK. We have ample space around the pool and on the beach for sunbathing. DO NOT LEAVE TOWELS ON LOUNGES IN AN ATTEMPT TO RESERVE FOR LATER USE. Any towels left unattended for a period of time, may be removed. Pool is heated in winter season.
WHIRLPOOL HOURS: 8:00 a.m. - 11:00 p.m. All children under 12 years of age must be accompanied by an adult. Stays longer than 15 minutes may be hazardous to your health. No diapers permitted in whirlpool.
PARKING: All cars in your party must be registered with Security/Rental Office. Please place pass on left side of dash in order for Security to give you a quick access to property. LARGE VEHICLES, MOTORCYCLES, BIKES, WAVERUNNERS, AND BOATS must register with Security, and be parked in 2nd row, East Side, south of fence for safety and to avoid congestion. For everyone's safety BICYCLES, ROLLERBLADES, SKATE BOARDS, & SCOOTERS are not allowed to be ridden or used in parking lot or sidewalk areas.
All units are individually owned. Everything in the unit is furnished by the owner for your use and enjoyment. DO NOT REMOVE blankets, towels, glassware, etc., from the unit. All units are inventoried and checked by housekeeping upon your departure.
PLEASE REPORT HOUSEKEEPING OR MAINTENANCE REPAIRS FOR PROMPT ATTENTION.
DO NOT FEED SEAGULLS from balconies. DO NOT THROW any objects, including cigarettes from balconies.
GRILLS are prohibited. Charcoal grills are provided on the East & West End of our property.
Please do not place towels, lounges, play ball or throw objects in grassy areas.
Hanging towels or clothing from balconies is prohibited.
BICYCLES should be stored in Bike Rack on front side of parking lot near fence. (Bring your bike lock to secure.)
NO FIREWORKS: Explosives PROHIBITED BY FLORIDA LAW. Law enforced by Moonspinner.
No sitting or leaning on balcony rails. NO LOUD MUSIC.
VANDALISM is punishable by law. Anyone caught vandalizing Moonspinner property will be prosecuted.
SEA OATS are planted and sand fences are erected on the beach in an attempt to prevent beach erosion.
Please do not cross over fence. Beach access is available in the middle of the property.

ELECTIC CAR CHARINGING STATIONS (2) for owners and guest staying at the Moonspinner (only)
TWO LIGHTED PREMIER TENNIS COURTS: Hours: 8:00 a.m. - 10:00 p.m. Obtain key from Security. Registered guests and owners only. Only regulation tennis shoes are allowed on courts. Racquets and balls are available from Security.
BASKETBALL/SHUFFLEBOARD: HOURS: 8:00 a.m. - 10:00 p.m. Equipment is available from security.
EXERCISE ROOM: HOURS: Office hours apply. Located in the Rental Office. Must be 18 years of age.
BATTING CAGE: Must be reserved in Front Office and require waivers to be signed. Safety equipment is required and is the responsibility of supervising adult. No cleats allowed in batting cage. Open only during Front Office hours.
CANTEEN ITEMS: Bags of Ice available from Security. Newsstands are located behind the Rental Office. Coke machines are located behind Rental Office.
INITIAL SET-UP: An initial complimentary issue of toilet tissue, soap, trash bags, dishwasher detergent and paper towels will be furnished. However, any subsequent replacement will be the guest's responsibility. For your convenience, each unit is equipped with washer and dryer.
Suggested items to bring: Hairdryer, Coffee, Coffee Filters. Creamer, Sugar, Salt & Pepper, Laundry Detergent, Dishwasher & Dish Washing Liquid Detergent, Hand Soap, Beach Towels, Paper Products. i.e.. Toilet Tissue, Paper Towels, Kleenex and Napkins.
